Develia SADevelia concludes PPP agreement with Gdansk for revitalisation of Nowy Port district
Listed real estate firm Develia has concluded a public-private partnership agreement with the municipality of Gdansk, under which it will carry out a number of investments to revitalise the Nowy Port district, the developer announced in a market filing. The total cost of the project will amount to PLN 1.1 billion (EUR 258.7 mln) net, of which Develia will allocate PLN 187.6 million (EUR 44.1 mln) net for public purposes.
Under the agreement, Develia is obliged to build public facilities for the city and to purchase real estate from the city for commercial development and construction. Develia will purchase the land at the price specified in the appraisal reports. As at the date of signing the agreement, the price of the land is PLN 142.7 million (EUR 33.6 mln) net.
Develia will construct over 45 buildings on the purchased land, which will house over 1,000 flats and commercial premises. The planned start date for the sale of the first stage of the investment is the first quarter of 2027.
As announced, the project also includes the construction and sale of several dozen residential and commercial premises to the city, the reconstruction and renovation of nine tenement houses, the development of public infrastructure, including a nursery, recreational areas, a swimming pool, a transport system, as well as the development of municipal housing stock.
Develia's remuneration from the municipality of Gdansk for the development, construction and maintenance of public facilities will amount to PLN 108.9 million (EUR 25.6 mln) net.
The project will be implemented in stages, in accordance with the agreed schedule, and the first to be built will be a municipal swimming pool, which Develia plans to open to the residents of Gdansk by the end of 2027.
