Dom Development to take conservative approach to introducing new flats to offer; wants to rebuild land bank

Listed real estate developer Dom Development will take a conservative approach to the introduction of new investments to the offer in order not to lead to oversupply, management board told a videoconference. The representatives added that the group considers a level of 3,500 to 4,000 flats on offer to be safe and that it wants to rebuild its land bank.


"Looking at the situation on the market and the offer available for sale in all markets, we have to take a conservative approach to introductions because we don't want to build up vacancies," the group's CEO Mikolaj Konopka said.

"Dom Development has always prided itself on the high sell-out rate of its offer, so when we want to introduce the next phase or a new development we analyse the market in detail so as not to lead to oversupply on our part," he added.

The CEO assessed the level of 3,500 to 4,000 flats on offer as safe.

At the end of March 2025, Dom Development had 3,538 flats on offer, up 39 percent year on year.

"We will keep a close eye on the next launches so that this offer does not grow so significantly anymore," the CEO said.

At the end of March 2025, the group had a total of more than 8,000 units under construction (an increase of 8 percent year on year), of which 58 percent had already been sold.

A total of 18,400 units could be built on land owned or controlled by the group, equivalent to the current level of sales for nearly five years.

"The plan for 2025 is to spend twice as much on land as we did in 2024, which was around PLN 600 million. We plan to strongly rebuild the land bank and all companies in the group are stepping up work to secure the bank for the coming years," said the group's deputy CEO Monika Dobosz.

'It is necessary to spend funds wisely. The expectations of land sellers are high, while the market has shown its limit, and acquisitions need to be approached very cautiously and conservatively," CEO Konopka added.
