Unibep builder expects PLN 15.2 mln attrib. net profit after Q3 2025 - estimates

Listed builder Unibep estimates that after three quarters of 2025, the net profit attributable to shareholders of the parent company fell to PLN 15.2 million (EUR 3.6 mln) from PLN 46.5 million (EUR 10.9 mln), the group announced in a market filing.


Cumulatively, after nine months of 2025, the company estimates that it had PLN 1.614 billion (EUR 379.45 mln) in consolidated sales revenue, which represents a decrease of 11.6 percent year on year.

Consolidated operating profit amounted to PLN 66 million (EUR 15.5 mln) against PLN 159.1 million (EUR 37.4 mln) in the prior year period.

Unibep reported that net profit attributable to shareholders of the parent company, excluding one-off events, amounted to PLN 12.28 million (EUR 2.9 mln). EBIT for the three quarters of 2025, excluding one-off events, was 5 percent higher than in the prior year period.

As of September 30, the group's net debt stood at PLN 37 million (EUR 8.7 mln), down by 161 million (EUR 37.85 mln) compared to the debt at the end of the second quarter.

"In the analysed period of the first three quarters of 2025, the capital group recorded a decrease in revenues of approximately 12 percent year on year, mainly due to negative dynamics in the development segment," Unibep said in the market filing.

"Excluding one-off events, the period under review was a time of intensive work on improving operating profitability through, on the one hand, controlling operating costs and, on the other hand, a very selective approach to contracting new projects in search of those with optimal operating profitability ratios," it added.

The gross profit margin increased from 6.9 percent to 9 percent.

Unibep reported that the construction segment showed a 5.5-percent decline in sales but significantly improved its profitability in terms of gross profit margin from 2.9 percent to 8.2 percent.

"The management board would like to point out that the capital group is still in the process of improving its profitability, which will be followed by an improvement in its cash position, which should result in a reduction in interest expenses in the future," the company said in the market filing, pointing out that the third quarter was another quarterly period in 2025 in which the capital group's net debt decreased.

Sales in Unibep's energy construction segment increased by 131 percent, infrastructure construction showed a 29 percent year-on-year growth in sales, and general construction recorded a drop in sales of approximately 38 percent on the annual basis.

"Since the beginning of 2025, the issuer has been intensifying its efforts to effectively penetrate the general construction segment in the military sector, which has greatly contributed to the improvement of the order portfolio in this market segment compared to the prior year period," Unibep said.

It was reported that year-to-date, orders in the military segment have been obtained for a total amount of PLN 534 million (EUR 125.5 mln) net, and new tenders worth approximately PLN 230 million (EUR 54.1 mln) are currently being prepared.

The general construction order portfolio at the end of the third quarter of 2025 amounted to approximately PLN 1.5 billion (EUR 352.65 mln), including approximately PLN 700 million (EUR 164.6 mln) in the military sector.

Unibep announced that in the development segment, the significant year-on-year decline in sales levels was related to the implementation of the schedules for the handover of flats in accordance with the development agreements concluded.

"Nevertheless, a very significant negative factor affecting the potential of the entire development segment is the unfavourable macroeconomic situation, including persistently high interest rates and the lack of government support for housing construction, which obviously contribute to the weakness of this segment of the capital group's operations," Unibep pointed out.
