UPDATE: Dom Development posts PLN 128.6 mln net profit, PLN 154 mln EBIT in Q3 2025

Listed real estate developer Dom Development posted a PLN 128.6 million (EUR 30.3 mln) attributable net profit in the third quarter of 2025, above the market expectations for a PLN 125.7 million (EUR 29.6 mln) net take, the group's financial report showed. EBIT amounted to PLN 154 million (EUR 36.3 mln), against PLN 155.5 million (EUR 36.7 mln) expected by the analysts.


"In the past quarter, we sold a record 1,183 net units, marking the fifth consecutive quarter with sales of at least 1,000 units. At the same time, we launched 11 projects comprising a total of 1,316 units across all four agglomerations in which we operate. This will allow the Dom Development Group to maintain its leading market share in the coming quarters. While many of our competitors are struggling with oversupply, we are keeping a healthy balance between the size of our offer and the pace of sales - the so-called sell-out time of the offer is currently around three to four quarters," said CEO Mikolaj Konopka, as quoted in the press release.

Cumulatively, over the first nine months of 2025, the group sold 3,216 units, 3 percent more than in the first three quarters of 2024. The group's sales offer at the end of September 2025 comprised 3,965 units, 29 percent more than a year earlier.

"A very strong third quarter and our attractive and diversified offer mean that we look with optimism at our full-year target, namely higher sales than in the record year 2024, when we found buyers for 4,269 net units. We are benefiting from the recovery in demand, supported by further interest rate cuts that have boosted buyers' creditworthiness," the CEO added.

He noted that cash transactions accounted for 45 percent of sales in the third quarter.

At the end of September 2025, the total value of the group’s assets exceeded PLN 6.2 billion or EUR 1.5 bln (up by 16 percent year on year), and cash holdings exceeded all interest-bearing liabilities (negative gearing). The total amount of available financing (cash plus unused credit lines) at the end of the third quarter stood at nearly PLN 1.5 billion, or EUR 353.6 mln.

The scale of Dom Development's ongoing investments at the end of September covered 8,178 units under construction, 57 percent of which had already been sold. In addition, land purchased or controlled by the group could accommodate more than 18,000 units. According to the company, such a large land bank allows it to maintain sales at current levels for more than four years.
